About this sector
Mortgage broking is a high-volume sector where the difference between a good broker and an average one shows up in speed, communication and how a difficult income is presented to a lender.
The Guide lists whole-of-market brokers with evident experience of self-employed clients, because that is the West Yorkshire buyer most likely to be turned down by a bank’s own adviser.

Questions about mortgage brokers
Do mortgage brokers charge a fee?
Some do not, and are paid a procuration fee by the lender of roughly 0.3 to 0.5 per cent of the loan. Others charge £300 to £1,000, usually on completion, and some do both. Neither model is inherently better; what matters is that the fee is stated in writing before the broker does any work, and that the recommendation is not steered by which lender pays most.
Can a mortgage broker help if I am self-employed?
This is where a good broker earns their keep. Lenders treat sole traders, partners and company directors very differently, particularly on how they read retained profits, dividends and a variable year. A broker who regularly places self-employed cases knows which lenders will look at the latest year alone, which will use salary plus retained profit, and which to avoid.
